Website Landlord Lead Rental

Website landlord: rank local service sites and rent the calls for a flat monthly fee

Video published Oct 23, 2026 by Chris Koerner

Startup cost: Low startup cost (about $25 a month per site for hosting, domain and a tracking phone number)

What It Is

You build a simple website for one home-service niche in one city (the example is junk removal in Austin) and use basic SEO to get it onto page one of Google. The site shows a tracking phone number you control; before you have a client, calls go to voicemail as proof the site works. You then call a local business owner, give them a free one-week trial of the forwarded calls with no card and no contract, and afterward agree on a flat monthly fee. The guest says he prefers a flat fee over pay-per-call or tiered pricing because clients dispute individual leads, and he picks low-competition niche-and-city combinations where competitors' sites are old and neglected.

The Pitch

The guest, Kyle, says the overhead is tiny (around $25 a month per site) and that he personally makes about $35k a month, with his company at roughly $100k a month on under $5k of overhead. He argues the sale is easy because the business owner has already received paying calls before being asked for money, and that once a site ranks in a low-competition niche it rarely needs touching, so the work becomes mostly chasing failed card payments. He says he landed his first client, a workers' comp attorney he knew, for $6,000 within about three months of starting.

Who It’s Best For

People who are willing to learn SEO, can wait months for sites to rank, and are comfortable phoning local business owners to sell them leads.

The Truth (as we see it)

Rank-and-rent is a real, long-running lead-generation model, and the flat-fee, free-trial approach described here is a sensible way to lower a buyer's risk. The income figures are the guest's own and unaudited, and the claim of near-total passivity depends on rankings holding, which Google updates and new competitors can disrupt at any time. Ranking a new site to page one usually takes months of work or paid outsourcing, and the guest admits he picks niches carefully and spends daily time on payment follow-ups and replacing churned clients. Selling requires calling business owners and negotiating price, so it is not a no-sales business. No paid product is promoted in this clip.
